The architectural story

The 19-storey building contains 125 apartments. Trees and planting occupy projecting balconies, making the relationship between housing and vegetation visible across the facades. The project broadens the architectural discussion beyond privately owned luxury towers.

The missing corners of The Modernist’s towers have a purpose: they help sunlight reach the public space below. MVRDV shaped the two residential towers in response to Rotterdam’s high-rise daylight rules, creating distinctive “sun cuts” above a mixed-use base. Opposite Central Station, Maarsen Groep’s development combines 421 apartments with offices and a public passage to the Weenapoint courtyard. The approximately 70- and 125-metre towers are under construction, with completion targeted for the end of 2028.

A golden bridge brings a shared skyline to The Sax. MVRDV’s two residential towers on Rotterdam’s Wilhelminapier are designed around an elevated connecting volume and a communal roof terrace approximately 100 metres above the city. The 180-metre Havana and 82-metre Philadelphia towers combine homes with places for residents to meet. Undulating balconies give the taller tower its saxophone-like rhythm. Developed by BPD and Synchroon, the project contains just over 900 apartments; their published totals differ slightly.

Valley is a completed residential mixed-use development in Amsterdam’s Zuidas district, developed by EDGE and designed by MVRDV. Three towers rise approximately 67, 81 and 100 metres around stone terraces and planting designed with Piet Oudolf. MVRDV and the residential operator describe 200 apartments. Offices, restaurants and public spaces complement the homes, including the elevated valley and Grotto atrium. The approximately 75,000 m² figure describes gross floor area across the development. First residents arrived in late 2021; the full public opening followed in September 2022.
