La Serre

La Serre imagines apartment living as a vertical village. Designed by MVRDV with landscape architect Alice Tricon for OGIC, the 18-storey development places 190 homes within an open steel framework. Private terraces and shared gardens extend around the apartments, while outdoor stairs and footbridges connect communal spaces. Rather than treating greenery as a decorative façade, the design makes access to gardens and encounters between neighbours part of the building’s daily circulation.

The Butterfly + First Baptist Church Complex

The Butterfly gives Vancouver’s skyline a rounded, cloud-like silhouette. Revery Architecture shapes the 57-storey residential tower with curved precast panels, glazing and deep balconies. The most interesting move lies inside: open-air sky gardens take the place of conventional enclosed residential corridors. The development brings new housing into a much older urban setting. First Baptist Church, originally completed in 1911, is restored and expanded alongside a separate seven-storey affordable rental building and community facilities. A transparent galleria connects the tower and church. A 50-metre pool has a sculptural roof formed by repeating concrete ribs. At street level, courtyards and the relationship between old masonry and the new tower add another scale to the project. The photographs show the built complex.

The Hills

Six residential towers rise around a planted landscape beside the Guayas River. Designed by MVRDV for Uribe Schwarzkopf, The Hills brings curved balconies, shared outdoor spaces and a pedestrian route into a large waterfront development. The towers face inward towards a terraced garden above the mixed-use base. Their deeper balconies are designed to provide shade and space for planting in Guayaquil’s warm climate. The architect describes heights of approximately 92–143 metres; the developer separately advertises a maximum of 145 metres.

The Primus

The Primus is a nine-level office building in Jaipur, India, designed by Sanjay Puri Architects for Mahima Real Estate. Completed in May 2026, it replaces the familiar flat office facade with a layered arrangement of rounded, screened outdoor spaces. The photographs reveal a building with several different readings. From across the street, the brown exterior appears almost continuous: bands turn softly around the corners, and the slender fins merge into a textured surface. Move closer and the apparent solidity breaks apart. Openings between the modules expose darker recesses, planted pockets and the rooms behind the screen. The composition relies on this changing relationship between what is concealed and what is visible. That effect is especially clear in the oblique photographs. Each rounded end catches the light differently, while the closely spaced vertical elements produce a finer rhythm within the larger horizontal bands. The facade reads as a series of inhabited edges rather than a thin graphic layer. Its warm colour gives the building a strong visual identity without requiring every office to have a different outward expression. The project sits near Jaipur Airport, where a 30-metre height restriction shaped the brief. The press kit records offices of 60–125 m² and a structure that permits neighbouring units to be combined. Sliding glazing links the workspaces with planted terraces, while a roof garden adds outdoor space above the building. The documented built-up area is 9,475 m². Inside, the photographs change the emphasis from repetition to proximity. A meeting table faces the screened perimeter, bringing the exterior pattern into the background of an ordinary working setting. In the entrance lounge, broad glazing and sculpted ceiling forms create a different atmosphere from the tightly ribbed outside. The contrast makes the building more interesting than an exterior photograph alone suggests: the same project contains a measured, repetitive envelope and a much softer interior landscape. The planted passage offers another way to understand that envelope. Seen at walking height, the fins become a sequence of narrow views rather than a single opaque wall. Leaves, shadow and glimpses of the city occupy the same frame. This intermediate space is the most compelling architectural idea in the project: an office can be read through the depth of its perimeter, with a gradual transition between an enclosed room and the outside. The architects describe shading, planting and ventilation as part of the environmental strategy. Those intentions should be distinguished from verified operating results: the supplied material does not provide measured energy savings, acoustic test results or a whole-life carbon assessment. This profile documents the architecture and published project facts; it does not confirm current office availability or rents.
